About HOA Census

HOA Census is the assembled, verified record of America’s community associations — starting with Florida, the state with the country’s deepest condominium registry.

The underlying facts are public records: state registries publish them, but in separate systems, bulk files, and one-query-at-a-time lookup forms. We compile those records into a single database — one page per association, one page per county, statistics you can cite — and we publish the as-of date next to every number. The full pipeline is documented on the methodology page.

The database is built and maintained by a small independent team, not by a government agency and not by any association or management company. We have no stake in any community listed here; when a record is wrong we correct it against the primary source.

Who uses it

Contractors and service vendors sizing a market, insurers and lenders checking a community’s scale and status, journalists and researchers who need a citable count, and residents looking up their own association.
