Nevada has 3,945 registered common-interest communities representing 1,079,808 units across its 17 counties as of August 2026, per HOA Census’s compilation of the Nevada Real Estate Division active HOA registry. Nevada common-interest communities must register annually with the Real Estate Division under NRS 116, which publishes the active list monthly with unit counts and association type.

About the Nevada data

Nevada registers its common-interest communities through the Real Estate Division's Ombudsman office under NRS 116, and publishes the active list monthly — one of the cleanest state HOA registries in the country, with unit counts and each association's Secretary of State corporate ID.

Nevada's community structure is unusually layered: large master-planned communities (Summerlin, Inspirada, Mountain's Edge) register as master associations with sub-associations beneath them, and declared unit counts can reflect planned buildout rather than homes on the ground. Both are shown as registered.
